The guiding principle for designing the IPA-8 planning area in Izola was to consider the diverse forms of leisure living space required by modern society. This New Tourist Complex is not a large monotonous hotel complex, but a spatial arrangement in which guests can experience the unique local environment and city residents can enjoy a newly enhanced ambience. The hotel area is defined by three major communication axes from north to south, linking the countryside to the coastal area and opening attractive sea views in the new complex. In the east-west direction internal links connect buildings and public spaces. Because of its terraced terrain, a large number of paved ramps and public gardens between the buildings have been designed. The extensions of the communication axes are arranged as squares, which are named according to their function as public spaces: Hotel Street, the central axis and main connecting street, along which public hotel programs and other restaurants are located; the western axis is extended into Culture Square, where entities related to Izola’s culture and history are featured: this is the place to create new galleries, a small local museum, and an exhibition room; Apartment Square is located on the eastern communication axis, along which only a limited number of trade, catering, and service entities are planned. The hotels’ strip formation provides a higher standard room category. Because of the quality of views towards the area of the archaeological sites at Cape Korbat, Simon’s Bay and the eastern part of the Izola amphitheater, the western part of the site is a special location. This is where luxury suites are planned, characterized by comfortable interior spatial layouts. Including rooftop green walking surfaces, these luxurious apartments are designed as individual two-storey units with large terraces.
